Utility Information

Homeowners

The following services/utilities are paid for by the association.

  • Water:

    • Water is a common element of the Association.

    • The entire Bellsmith Regency community has a single water meter. The bill for this meter is paid for by the HOA.

    • A curb stop is a water supply shut-off valve, generally located in a front lawn. There is a curb stop for each townhouse. It can be used by residents to shut off their water supply during an emergency or for a plumbing repair. Below is a link to a document which shows the locations of all the curb stops for the Bellsmith neighborhood.

    • Delinquent Homeowners are subject to water shut-off.

SHUTTING OFF OUTSIDE WATER SPIGOTS FOR WINTER

If an undrained spigot freezes, it can cause piping damage, which will be

expensive to repair!

• The front yard water shut-off valve is in the garage, above the water

heater.

• The backyard water shut-off valve is upstairs, under the sink in the

master bathroom. (See the photos below).

• To turn off a valve, turn it all the way off, and then check outside to

make sure the water spigot is drained.

• If water can still flow out of the spigot, it means the valve was turned

in the wrong direction.

  • Trash:

    • Trash is a common expense of the Association.

The following services/utilities are paid for by the individual owner.

  • Cable: Cable is paid for by the unit owner.

  • Gas: Gas is paid for by the unit owner.

  • Telephone: Phone service is paid for by the unit owner.

  • Electric: Electric is paid for by the unit owner.
